He does an incredible job and offers superlative service...</p> <p class="MsoNormal" style="text-align: center;"><strong><br /></strong></p> <p class="MsoNormal" style="text-align: center;"><strong><em><span style="text-decoration: underline;"><span style="font-size: 14pt;">Who Needs a Home Inspection?</span></span></em></strong><em><span style="text-decoration: underline;"><span style="font-size: 8pt;"><br /> <br /> </span></span></em><span style="font-size: 10pt;">by<em><span style="text-decoration: underline;"><br /> </span></em><span> </span>Keith Hutcheson</span></p> <p> </p> <p class="MsoNormal"><img class="MsoNormal" src="http://activerain.com/image_store/uploads/3/8/2/3/7/ar126628098173283.jpg" height="119" alt="" width="95" style="border: 3px solid black; margin: 3px; float: left;" />This is a tough question for a professional home inspector to answer without sounding self-serving.<span>  </span>So, I’ll try to keep this as objective as possible.</p> <p class="MsoNormal"> </p> <p class="MsoNormal">First, let’s tackle what a home inspection is before we move on to who needs one.<span>  </span>A home inspection is by definition a <em>“visual inspection of the critical structure, components, and systems of a home on the day of inspection.”</em><span>  </span>What this means is that a certified and licensed home inspector has conducted a comprehensive examination of the home in entirety and all the things that make it tick.<span>  </span>It starts on the exterior of the home, then moves to the interior of the home, and includes all those hard to reach places like the roof, the crawlspace, and the attic.<span>  </span>In these locations, the inspector looks for any structural defects.<span>  </span>The inspector then tests all the major systems such as the HVAC system, the plumbing system, and the electrical system. Generally, everything that you would use throughout the course of a day living in the home is tested.<span>  </span>Light fixtures, faucets, outlets, appliances, doors, windows, etc.<span>  </span>In some cases, visual observation is enough to determine if an item is functioning properly.<span>  </span>For more complex systems such as the HVAC and electrical systems, electronic testing equipment is used.<span>  </span>Overall, a home inspection is a fairly exhaustive process.<span>  </span>A home inspector must be professionally trained, certified and licensed in order to perform this inspection.<span>  </span>The inspection itself <span> </span>takes about 3 hours for an average sized home.<span>    </span></p> <p class="MsoNormal"> </p> <p class="MsoNormal">Home inspections have become almost automatic when someone purchases an existing home, with over 80% of homebuyers hiring an inspector.<span>  </span>So, what’s the value of this process to the home buyer?<span>  </span>Simple; knowledge and peace of mind.<span>  </span>Selecting a home is an “emotional” experience for the buyer.<span>  </span>They choose their home because they like the location, the features, the amenities, etc.<span>  </span>They rarely if ever crawl up on the roof, or in the attic, or in the crawlspace when searching for a home.<span>  </span>And they certainly don’t carry around electronic testing equipment.<span>  </span>Most homebuyers assume the major systems of the home are in good working order.<span>  </span>Unfortunately, this can be a very costly assumption…<span>  </span>The value of a home inspection is the knowledge gained from an inspector who is trained to find any defects that might be present.<span>  </span>Additionally, an inspection provides peace of mind to the home buyer who now knows the condition of the home structurally and all the major systems and components that go along with it before they proceed with the sale.<span>  </span></p> <p class="MsoNormal"> </p> <p class="MsoNormal">So, now we are left with “Who needs a home inspection?”<span>  </span>My recommendation is that these two groups of homebuyers definitely consider a home inspection:</p> <p class="MsoNormal"> </p> <p class="MsoNormal"><strong>1.</strong><span>  </span><strong>Purchasers of “existing homes”</strong><br /> Caveat Emptor <em>(let the buyer beware</em>) is not a good way to go into the largest purchase <span>    </span>most people will ever make.<span>  </span>The money spent on a home inspection can literally save you thousands of dollars in repair bills for things that should be working when you take possession of the home.<span>  </span>This reminds me of a recent situation we had where the owners of a home decided to sell their home only two years after buying it.<span>  </span>They did not have a home inspection when they purchased the home two years earlier.<span>  </span>The new buyers hired us to perform the inspection.<span>  </span>We discovered that neither of two HVAC systems worked properly, there was a plumbing leak in the attic, and there was significant wood rot on the home’s exterior.<span>  </span>The new buyers were thankful for having had the inspection done as the repairs cost several thousand dollars.<span>  </span>The current owners were disappointed they had not done so themselves as they were responsible for the bill...</p> <p class="MsoNormal"> </p> <p class="MsoNormal"><strong>2.<span>  </span>Purchasers of “new construction homes”</strong><br /> This is the fastest growing segment of the home inspection business, and for good reason.<span>  </span>The housing boom of the last few years has created shortages of skilled workers to construct these homes.<span>  </span>In many cases, these brand new homes have significant defects.<span>  </span>Some are easy to spot while others require the expertise and knowledge of a home inspector.<span>  </span>That’s why new construction homebuyers are really beginning to find the value of a home inspection. After about 8 hours of driving, our ride was uneventful. Following the little voice of the GPS, we took the suggested route. There's been lots of snow here--and I don't have snow tires on my car--after all, we don't get much snow in Bluffton, South Carolina! How about none.</p> <p>We were about 15 miles from our destination and up a hill we went-- We are in the mountains and snow is piled up on both sides of the road--on this "narrow road less traveled" there is still lots of snow on the ground... We started our climb. We can't make it up the hill and I have to try to back down the road--we skid! There was a bank on our left side--and lucky for us the snow stops us from coming over the side into a ditch...there is NO traffic on this road--who do we call and what do we do...</p> <p>I am trying to rock my car back and forth and suddenly, a large red SUV pulls up behind us and it waits. I am thinking the driver is waiting so he can safely get by me. He does go by. I said to my wife--"see I told you so... he's not going to stop and help."  </p> <p><strong>Wrong</strong>. He moves past us, stops and gets out fo his car. He tries to push the car and to no avail. He offers to go up the hill to his parents home--they have a shovel. He comes back and digs us out and after 20 minutes, we're backing down the remainder of the hill.</p> <p>I tried to give him a $50 dollar bill. He would not take it. I don't even know his name. " No, I can't take that--he said--"pay it forward, maybe you'll get a chance to help someone else." And then he was gone.</p> <p><strong>I believe God sent us this "angel."</strong></p> <p>I am grateful that God watches over us. I am grateful that we are alive and made it safely to our destination. When our car stopped moving it somehow was up on the sidewalk between a light pole and it's guideline -not touching either one. Megan is always strapped in her booster seat in the middle of the backseat of the car.  I looked back as much as my locked-down seatbelt would let me and I expected to see her hurt.</p> <p>I asked "Megan are you okay?!"</p> <p>     She answered in her wannabe teenager voice, <em><strong>"Daad, I'm hanging upside do - owwnn."</strong></em> Not upset at all, not yelling, screaming, or even crying.</p> <p>I looked past her head and saw that the back windshield was somehow shattered away from the car and the beachball we keep in the car to play with at the park was wedged between the side of her headrest and the back passenger-side window that remained intact. Within seconds, a lady appeared at the back windshield and asked if she could help Megan out of the car. I asked her if there was any glass that could cut Megan on the way out and the lady said that it was all gone.</p> <p>So I told Megan it was okay to go with the lady<img title="Megan Grace " src="http://activerain.com/image_store/uploads/6/3/2/9/3/ar123809485939236.jpg" height="480" alt="Megan Grace" style="float: right;" width="343" /> and I would be right out. I stretched back under my seatbelt to push her release button on her booster seat and Megan went out with the lady.</p> <p>By that time about 3 guys had opened my driver's door that was up in the air (since we landed on the passsenger side) and pulled me out of the car. I ran to the other side of the car to find Megan was in the arms of the same lady as calm as a cucumber. I picked Megan up and checked her over to find she didn't have a scratch, lump, or mark on her. I kept cheking her scalp all over her head to make sure I did not see any glass or cuts - not believing that we had escaped this accident without any injuries. </p> <p>I called my wife and explained we had been in a car acident.</p> <p>After I checked Megan out, an EMT who goes to our church arrived and checked Megan out again. When she had thoroughly examined us she said, "I don't see anything wrong with either of you."  About that time my wife arrived (the accident happened within 3 minutes of our home) and was crying when she saw the car on it's side,  expecting to see us badly injured (even though I had told her on the phone we were okay). She picked up Megan and hugged her tight then began checking her over from head to toe just like the EMT and I did.</p> <p>Megan said , "<em>Mommy why are you crying?"</em></p> <p>    My wife said, " Because after I saw how  the car was wrecked I expected you to be hurt very bad."</p> <p> </p> <p><img title="With Permission from www.joyfultoons.com" src="http://activerain.com/image_store/uploads/9/4/4/1/8/ar123809671781449.jpg" height="374" alt="With Permission from www.joyfultoons.com" style="float: left;" width="500" />Megan just calmly replied in her best DUH voice, <em><strong>"God takes care of us - of course we are okay."</strong></em> As if she never doubted that God would keep us from harm.</p> <p>The EMT, cops, and firefighters on the scene said that we would be very sore the next day and to expect some deep bruises where our seatbelts had caught us; however,  Megan and I have had no soreness or bruising at all.</p> <p>The lady who helped Megan out of the car turned out to be my Mother-In-Law's Pastor's wife who lives across the street from the accident site.
